What we do

MEP BIM coordination from design through to handover

At DEW, we provide a comprehensive BIM and AIM coordination service with a specialist focus on the MEP sector. We embed directly into your project team – working within your Common Data Environment, to your Employer’s Information Requirements, and against your BIM Execution Plan – from RIBA Stage 3 Developed Design through to Stage 6 Handover.

We coordinate across all disciplines to produce fully clash-checked, ISO 19650-compliant models that reduce risk, save programme time, and support cost certainty. Our deliverables are COBie-ready from the outset – structured asset data authored throughout the build stage so that handover is clean, complete, and immediately usable by your facilities management team.

We are proficient in managing CDE systems and providing team training for optimal integration, and we are skilled in producing COBie, NRM, and Uniclass-compliant data deliverables. Whether you need full lifecycle coordination from Stage 3 or targeted support on a live project, we integrate quickly and deliver to brief.

Delivery process

How we work across the RIBA stages

Stage 3

Spatial Coordination

We begin with federated model setup, CDE onboarding, and spatial coordination - establishing the environment and workflows before any fabrication information is issued.

Stage 4

Technical Design

Detailed MEP coordination with regular clash detection across disciplines. Clash reports are tracked through your CDE with assigned owners and resolution dates.

Stage 5

Construction

On-site and CDE-based coordination throughout construction - managing model updates, RFIs, and integrating with DfMA and prefabrication programmes.

Stage 6

Handover & AIM

COBie-compliant asset data authoring and AIM delivery - structured, Uniclass and NRM-compliant data ready for FM systems from day one of operation.

Core capabilities

Four areas of focus within every BIM engagement

MEP Sector Expertise

RIBA Stage 3 to Stage 6 delivery

We specialise in Mechanical, Electrical, and Plumbing coordination - supporting contractors from RIBA Stage 3 Developed Design through to Stage 6 Handover. Our high level of MEP engineering knowledge means we understand buildability constraints that generalist BIM teams miss.

Full MEP coordination across RIBA Stages 3 to 6

ISO 19650-compliant deliverables throughout

EIR and BEP production and compliance

BIM due diligence and independent audit

Clash-Free Delivery

Coordinated models that reduce risk and save programme time

We use advanced clash detection tools to create virtual models of all building systems and simulate how they interact - identifying and resolving conflicts before they reach site, reducing rework, delays, and cost.

Multi-discipline clash detection runs

BCF clash reports issued and tracked via CDE

Hard, soft and workflow clash categorisation

Clash register management through to resolution

CDE Management

CDE system management and team training included

We are proficient in managing Common Data Environment systems and providing training for optimal integration. A correctly configured CDE reduces compliance risk, improves information flow, and keeps all project stakeholders aligned throughout the programme.

CDE platform setup to EIR requirements

User onboarding and team training

Naming convention and folder structure setup

Workflow configuration and approval routing

Asset Data Authoring

COBie, NRM and Uniclass compliant data deliverables

We are skilled in creating COBie, NRM, and Uniclass-compliant deliverables to enhance facility management. Asset data is authored throughout the build stage - not added retrospectively at handover - so the FM team receives clean, structured data from day one of operation.

Project Case Study

Aintree Hospital
Emergency Department Extension

Overview

The Aintree Hospital Emergency Department Extension project aimed to enhance emergency care capacity and improve patient outcomes in a busy hospital environment. The project required precise MEP coordination to ensure seamless integration with existing infrastructure while minimising disruptions to ongoing operations.

What information do you need from us to get started?

Ideally your Employer's Information Requirements (EIR), BIM Execution Plan (BEP), scope of works, project programme, any relevant drawings and models, and access to your Common Data Environment. If these aren't all in place yet, don't worry - CDE setup and BEP authoring are part of our standard onboarding, so we can build them with you.

Both. We regularly integrate into live projects mid-programme - auditing existing models, resolving accumulated clashes, and bringing the information environment into ISO 19650 compliance. In particular, we specialise in picking up models at Stage 4i and developing them through Stage 4iii and into Stage 5. We carry out a BIM audit at the start and agree a remediation plan with you before any model work begins, so there are no surprises.

Whichever your project needs - both work well. We can embed alongside your designers, contractors, and consultants - within your CDE, to your EIR, and against your BEP - or act as your complete BIM and information management function where that capability doesn't exist in-house. Either way, you get one accountable team for coordination and information management.

We evaluate the quality and completeness of existing BIM models and MEP design packages – identifying coordination issues, compliance gaps, clash risk, and data quality problems. It's an essential step when taking over a project mid-stream, procuring from a new supply chain, or preparing for a major design gateway.

BIM covers the information used to design and build an asset; the Asset Information Model (AIM) is what the owner relies on to operate and maintain it after handover. We structure project information with the AIM in mind from Stage 3 onwards, so the data your FM team inherits at Stage 6 is accurate, complete, and genuinely usable.

We produce COBie, NRM, and Uniclass-compliant deliverables to support facility management. Asset data is authored throughout the build stage rather than compiled retrospectively – meaning the handover package is complete, accurate, and immediately usable by the FM team.

Our BIM and digital engineering services span healthcare, pharmaceutical and R&D, energy and nuclear, transport and infrastructure, education, and commercial sectors – including some of the UK's largest hospital programmes, national infrastructure schemes, and one of the UK's most complex nuclear decommissioning programmes.
